Perhaps refinish existing wood floors rather than install new LVP to save money.

I've scheduled my sprinkler install and working on the egress.  

I just had to pay for and its being installed today a new HVAC at 11k.. on a property that I net 1k a month on .. there went a year of cash flow Poof.

I hope you reported it to the police, if not, you should file a police report and also install cameras because there's an influx of squatter's taking over people's properties recently.
