Hi Brett - local PM here - we have a few development projects, small multifamily and tonwhouses that we are gearing up for sale in the next 6 months.

For the community development dept, you'll need proper plans (architect), site survey, permits, etc. when you're ready. 

He took the new development appreciation approach.  

Right now, I am an aspiring real estate agent specializing in investment properties while also in the process of developing an app!

That being said, I've been moving into development.

I'd work on a strategy that returns my capital guaranteed. build to rent direct with ground up developer does this.

I've had a long career in community development and have a lot of bank contacts that would likely be interested in investing, but I'd need to prove the concept first with an initial fund (there are also a lot of other community development tools that could be leveraged to maximize and scale this).
