I shouldn't have complained - we've just raised $1m in equity funding from a proactive investor.

We estimate that the property is nownworth $950,000 to $1,050,000 (based on comps) - we gained approx $500,000 in equity by converting this into a commercial property!

You can find inequities in the markets and the 1031 is great for that.  

You can get a fourplex for about $500-$650,000 in a high quality part of the metro here with as little as $125,000 or so in equity/cash.

I just want you to buy a $500k+ income property with a fixed rate with 0-5% down, then use that $150k in equity as a down on an investment property.

If they have already placed $2.9M in equity @ 0% interest as a short-term loan, how will they increase the asset value by nearly $3M in the near future if they do not renovate and get new increased market rents. 

@Calvin CraigIn my experience, deals that are not 50/50 (when both partners are putting in equal capital) typically suffer from the partner who has a lower % not being fully bought in.

The real wealth is in equity.
