Cody,If you want to work with a bank or lender to build on a piece of vacant land you will need to be on title of the land for at least 6 months.

In Wilkes-Barre there are lots of side by side duplexes (double blocks) that are separately titled.

You're not obligated to take his solution.I would tell Title you expect your full EMD back.
