If you don't have appropriate funds to enter a physical asset-- meaning physical risks, humans to manage, etc., then it's best to wait until you do or invest in a REIT.You're just not fit...right now.

But if this company Tardus was selling these notes and getting comp .. they are going to have issues if they are not licensed RAs or broker dealers..

The more imminent needs are the electrical, plumbing, roof and upgrade to double pane windows, most of which will be pretty dusty if there are humans living in the space.

car dealers building new facilities..but you had to be in the business..

But, that being said, there are the numbers on paper and then there's the psychological component.... the human behavior component. 

Really it's burnout as humans aren't designed to work graveyard shifts (look it up!)
