That's because after year 15 you finally start generating enough cash flow to get into the black (positive cash flow territory, and can begin purchasing stocks, which typically yield higher returns than unleveraged real estate, making your returns INCREASE because less of your holistic financial position is in paid off real estate!

I've also done just single property sites that lived on their own, but WordPress, especially if you're looking to build more of a holistic presence, lets you edit your content and keep it all up to date without have to touch code.For our clients, we do all custom theme work, but there are some great real estate themes out there as well.

Generally more experienced folks (often after being burned once or twice) know that it takes a bit more than pushing a button to get a mortgage, and will take a holistic approach that includes competence, responsiveness, rate/fees, local reputation (eg, with listing agents), knowledge, relationships, etc.
