That’s what I’m talking about.. having people on the ground who know their turf and can spot trouble before it smacks you in the face.From what I’ve heard, outfits like Northwest Preferred Property Management or Umbrella Properties in Eugene aren’t just running the numbers.. they’ve seen the weird mid-season repairs and the tenant personalities you’ll never read about in a textbook.

But the neighbors told me when they built their house from ground 6 years ago, there was no issues for any building materials or trucks going through the alley. 3. the house is in historic district of Charlotte, meaning there are quite some restrictions on the exterior renovation.

I would echo what others have said - 100% start locally because you need to gain an appreciation for what it means to be an investor, understand the lifecycle of a deal and be on the ground to observe what's going on with renovations etc.

The seller had the place for 10 years, in the beginning the tenant was 83 years old, figure the tenant would die in the few years, or move to a nursing home, never bothered to renew leases like 5% of $90, that he left it alone since he had 4 stores paying crazy market rents on the ground floor.

The latest timeline given to me for one of the properties is Mar 2023, but the other property has not even broken ground yet.
