Thank you so much for the advice, definitely gonna grind it out these next few years. 

If your goal is more FIRE oriented where you 'retire early' - cash flow pretty much has to be a part of that plan the way I see it.For me, cash flow is what justifies the 'daily grind' of being a landlord.  

Don't fall for the masterminds or hustle and grind type of content, know yourself and then look at the most direct path.

You ignore the noise and move on and run the company and they feel what they did was in the best interests of the company and owners.Everyone said the same when the original owner sold… Remember it’s the people and community that contribute that make or break your experience.

You'll have to grind the 4D's (death,distaster,debt,divorce) till you find someone desperate enough to take a low ball offer, like the other guys do... or if you've got the team, maybe you can do high end remodels buying 800k houses at market price in Los Angeles and selling them for 2m.

The most relevant exceptions are the last three above in bold.Theres a lot of noise about the topic and its very confusing but the above are the actual rules atleast regarding conventional fannie/freddie financing. 

I have an MBA, sales guy, no issue with grinding admin wise but I would love to get to place in the next 2-3 years to work FOR ME not another fortune 500 :).  

Use your common sense and critical thinking to eliminate the "noise" (wrong/not practical information).

I think if you were sharing walls or in same house, then certain quiet hours in lease or noise restrictions can help prevent some issues.
