Hello BP, Looking for ideas to facelift this fireplace in a C+ area. walls will be painted agreeable grey.

Its sort of a grey area to see if the consideration as a purchase stems from the method of taxation or whether if title is held in a S corporation or a LLC.Most of these unique scenarios are different takes and if you ask one company or another you will get mixed answers because its in the gray area between the lines within the guide books.

You typically see lower rates and fee's when you use a Bank versus a Lender or Broker.Even though its a very "Grey" area I have seen some managers agree to cover the appraisal or drop a hard cost fee. 

They need to do a Grey water filtration system like Tucson.

As with anything else in life, there is no white or black answer but rather a very grey one...On a personal note, I will probably go for the 5 SFH investment if the terms are equal, but wont shy away from purchasing a 15 unit MFH if the numbers are favourable 

If it's something that bothers you just choose to not renew their lease when you can, too much grey area when it comes to trying to evict them or getting rid of them for that reason specifically. 

I try to avoid legal grey areas and minimize the "what ifs" in my investing.

Just to stir the grey matter; it should be obvious that if I purchase using all cash, any property can be cash-flowing.
