The flip is pretty minor, list of what is needed is: paint, floors, carpet, vanities in 2 bathrooms, replace counter tops with granite, appliance package, replace all ceiling fans, lights and fixtures, replace all outlets. 

New cabinets/ Granite/ LVT flooring and SS appliances.

Would you want to live somewhere full with higher crime, bad schools and 1 bathroom just because the hosue had some granite countertops?

You can also put granite over existing counter by removing tiles etc and paint it over. 

Look up the costs of materials for various things (Flooring, cabinets, granite, shower tile, vanities, fixtures, fans, windows, doors, baseboards, etc) and then look up the local flooring installers, cabinet installers, countertop fabricators, shower tilers, window installers, etc. and ask them how much they charge for labor on certain things.

If it was good inside they would have showed the granite, SS appliances.This is one of the oldest immigrant route and as such I have a feeling the local crime stats can be higher.
