Pros - My PM is fair and honest, makes reasonable decisions, is a decent handyman, builds valuable relationships, is easy to contact, is very cost effective, strong and handsome.Cons - My PM tends to read the news and drink coffee too long in the mornings, takes too long for lunch, randomly stops working in the afternoon, will spend 8 hours working on something that takes a professional two hours, drives a crappy Ford Ranger and buys work clothes at Goodwill and is neither strong nor handsome.

That could even be part of my marketing.If I did enough of them with 21st or Triad, and consistently brought them lower-income but still decent, on-time paying buyers I could build-up some goodwill with the lenders that might come in handy down the road for bigger projects.

Ultimately, the decision is in their court, but you shouldn't hesitate to be completely blunt about a deal not being worth pursuing if you believe that to be true.Ultimately, it may hurt you short term (fewer deals get done), but long-term, those investors will trust you and the good will will come back to you in spades...
