Certainly nothing ground-breaking in terms of ideas here, however I'll be very hands on (and on site) during the process to make sure that every step of the way is executed to a high standard and very carefully.Once I've hopefully developed a successful track record and gained experience, my next goal would be to move on to commercial assets (think multi-family, industrial etc) so that I can leverage my existing investor network and real estate knowledge to raise 3rd party equity and take on bigger projects.

This is an industry problem. 

Meanwhile, the adjacent property with a view of an industrial park will consistently get lower rents.

I appreciate your plan to do 1031 and get back into the game.

But if you did the property up right with killer design and great amenities -- I'm picturing cool wallpaper, a game room, boho/modern furniture and a hot tub -- I can see a place here doing well as an affordable Airbnb/STR option just 10 minutes to downtown Denver.

I am taking your advise, and switched my game plan to include a local agent or property manager to show the properties. 

I am taking a salesperson license exam this year to get into the industry and use these commissions toward closing costs.
