What advice would you have on this aspect (being aggressive) for investors wanting to grow to over 25-50 properties?

As mentioned by others, you cannot personally guaranty the loan and the limited recourse aspect navigates that requirement.

STRs also have the seasonal aspect to it for the winter time in COS and long term rentals are steady. 

Scam from day 1.Now some investments can fall between there numbers, or have aspects of 2 or more.  

My fear is that they might be more focused on the marketing aspects of finding investors through educating the average investor.

They weren't able to finish all aspects of the job due to weather and they still wanted their balance. 

The leverage aspect is my business, the fundamentals of the business is via the DSCR loan so it must qualify and I don't tinker to qualify.Every market I am turning to is like this, and every bit market I've been in is like this.

Those aspects of the home are where they "see" value differences for themselves.
