Thank Hey Eric,DSCR is a tool like any other loan product and as others have said, it will help you to scale, but you can't live in/house hack the property.Full disclosure; my company does DSCR and hard money for fix and flip exclusively and I'll tell you the same thing I tell all of our clients-exhaust the opportunity to use conventional financing BEFORE you dip your toe in the DSCR world.

However, the guaranty would only apply to the specific property after the lender has exhausted getting funds back after a foreclosure - so its less a worrisome guaranty than if you were just overall guaranteeing a business loan, since the real majority of the collateral and recourse is going to fall on the property

Heck, I'd maybe get to a place of all but requiring some such basic competency completed before I take on a buyer client because I too get exhausted of answering the same basics and directing over n over to get with CPA to go over details.

Because my income starting out is expected to be around 200 K, I believe that I can rely exclusively upon conventional financing to begin with, until I exhaust the total of 10 mortgages for which I am eligible, and proceed to snowball all profits into paying off each consecutive property -- each time I pay one off, I will be eligible for another (10th) conventional loan, as well as a home equity loan secured by the recently paid off property, which I can use to buy 1-2 more properties.
