That is absolutely sound advise and we will diffidently keep that in mind as we look for our perfect MFH, but we will definitely open up our prospects and consider SFH as well, maybe with a finished basement with separate entrance or consider renting a room or 2 depending on what we find in our search.

Hey David, I think the only thing I would say is if there is a different entrance where you don't have to see the other tenant? 

It could be ideal for a house hack as there are two separate entrances, each with its own kitchen and bathroom.

We have 2 different entrances to get into our basement.

Ideally you would look for something with a detached garage or walk out basement where you can give your guests their own private entrance, parking and a small outdoor space.

Also if you need another point of egress you could have the people digging out the basement also dig out another entrance for a second door. 

I am waiting to get my final permits from DCRA and about to do underpinning on the row house in Brookland, as I am converting the basement to the one bedroom apartment with the front dig out for the separate apartment entrance.

Hi all,I am currently house hunting for my first home in the Aurora, CO area and am interested in finding something with a finished basement that I could create a separate entrance for (assuming one doesn't already exist) and rent it out to tenants and make a dent in the mortgage payment given this high interest rate environment.
