The only thing that spreads faster than a wildfire in a 100mph wind is everyone's "expert" opinion. 

The economics of that area aren't real great.. mostly older people and not a lot of opportunity for young people with ambition.

Our economic system has inflation, which favors the banks, baked into the system.

They can just be too hard to lease.On the other hand, if the area is doing well economically and its occupancy is currently strong (I certainly want a vacant or near vacant property) I think it's worth considering at least.

But growth (economically and population) is probably the biggest one.

Rent control advocates will state it is greedy landlords because they have zero knowledge of basic economics.
