My assumption is if she does not pay the contractual amounts above, she will be in breach and I keep the deposit in worst case scenario - but that leaves me on the hook for any damages, downtime, and finding a new tenant.I know the answer is there is probably nothing you can do (aside from sue her).  

Back to your point, we are in a hot market with more demand than supply on the renter side, but for me my vacancy is not driven by lack of demand (okay one property was a trouble property to rent), but it was just the downtime for turnover between tenants.  

The Holidays is a bit of a down time so if you want to get in now is a good time!

For example one of my partner has more down time at work and he does all the administrative roles but I am good at identifying good opportunities and deals so I focus on that. 

I used the downtime of COVID to get my RE license last year (why not save some money doing my own deals, do my own research and a good way to learn the industry and market) and after doing a ton of studying and listening to a ton of podcasts, I decided to get the ball rolling. 

As a medic, I had zero downtime since the pandemic started 9 months prior, so I was finally getting to rest… well getting time off anyway.Q-Town was a prison.

Hi Katherine,Maybe fit a Chicken Wire screen in the open space.She rented the house with the gap, but sometimes keeping a tenant happy results in a long term tenant and avoids unit down time lost income and turn costs.

If I am able to work out with leasing company that I will be also using property during Down time?
