BRRRR the crap out of home, get the snowball formed, get the snowball rolling down hill, get the snowball velocity and momentum, HELOC just becomes a LOC for emergency use and buying quickly. 

It's a messed up system, tenants want their rent to stay really low, so they don't report problems, and always pay on time.. landlord is happy because not costing extra.. meanwhile the house goes downhill, and the next buyer is the one dealing with the issues fixing years of problems.. and then you raise rent, and the tenants hate you as the new big bad landlord who is greedy! 

On the other hand knowing the the blue house on the corner has always been a drug house, or the train runs through the neighborhood at night, or the neighborhood is starting to go downhill with rentals is important to know.Just seeing the numbers on the mls doesn’t tell you enough to evaluate, but knowing market, city, neighborhood, and blocks tell more of the story.

I asked the question if valuations are heading downhill yet, he said not that he was aware. 

Unless you are buying in cities that are going downhill.

I wonder if they will extend things again (a 2nd, separate time) if things go downhill?  

Also be sure the pop off valve is piped to daylight or at least to downhill from the heater.
