As for cashflow, if you want positive cashflow on a house hack in Oakland you will not get that with a duplex....even in a "D or F" neighborhood.

For example, West Englewood would be a D or F class neighborhood to some but they have homes over that has great return.

Fair enough, though I think if one identifies as a big "L" or small "l", "D" or "R", from a policy perspective the wealth tax just doesn't make any sense from a practical point of view.
