People can be sloppy, especially with private landlords they think don't care.If you do C-/D or worse rentals, you gotta expect the pay stubs coming in to be fake-- until you verify they are accurate.

As for cashflow, if you want positive cashflow on a house hack in Oakland you will not get that with a duplex....even in a "D or F" neighborhood.
