People can be sloppy, especially with private landlords they think don't care.If you do C-/D or worse rentals, you gotta expect the pay stubs coming in to be fake-- until you verify they are accurate.

As for cashflow, if you want positive cashflow on a house hack in Oakland you will not get that with a duplex....even in a "D or F" neighborhood. 

For example, West Englewood would be a D or F class neighborhood  to some but they have homes over that has great return.

As mentioned there are some streets that I would consider D or F in that zip code, street by street areas for sure. 

Not d or c- grade stuff.

Fair enough, though I think if one identifies as a big "L" or small "l", "D" or "R", from a policy perspective the wealth tax just doesn't make any sense from a practical point of view.

That said, Indianapolis like anywhere has a range of property types....class A to class D or F.

If this is a D or F neighborhood I think it's an inferior deal.
