I personally do a lot of networking and I get a few deals that fall into my lap a year. 

Rates fall off a cliff if you go 25% down. 

It's pretty common practice to have something like that in a property management agreement, and if it falls under that limit they're going to pay it and not notify the owner except in regular monthly updates because it is below the threshold of what is an ordinary expense in the course of business.

I flipped two my first year and made a great profit $70,000+(2021), I had zero land deals the next year (2022) I had two deals fall thru,  but used my knowledge and resources to get my family into a bigger/newer house ( using subject-to financing), sell my old house and payoff the sub-to mortgage and make $20,000 on top.  

A typical five-piece surround is held together with glue and caulk, and without maintenance, it will fall apart and just cause you more problems.Instead, go ahead with a two-piece surround or even a tile surround.

Whenever rates fall going to cash out refi again my Roger’s park 4 now getting close to 500k total profit off that one deal now.
