@Natalie Johnstone My former employer who was a privately traded company that owned over a billion dollars of real estate and had an ancillary management business with revenues that exceeded $100M annually would sometimes form entities in Delaware because business cases are tried in front of a judge w/o a Jury and case law that's applied to decisions is very well developed in the State.

. #2 is also a good way to find off market deals which is where you can save the most even if it's just buying a house direct from the owner w/o an agent.  

Plus we have E&O insurance to fall back on if things really go awry. 

But if you keep doing refi, you let the property recover in value over a longer time horizon w/o losing out too much on investing elsewhere.

I smashed the financial goal I set and was able to pay cash for a small rental property a few months ago with the proceeds w/o touching my initial investment into BTC and ETH.
