Use the 1% rule as a starting point to cut out all the “distraction” properties and get you honed in on the profitable properties and areas within those sub markets.Then, when you have your financing together, find someone who has a great property and great tenants and great return, and buy the house next door. 

I when you put it so simply, I can see how and where I'm getting distracted or overwhelmed by various ways of looking at return.

I am focusing on just flipping, fix n flipping as I have learned that you can get distracted by all the different strategies and end up spinning your wheels. 

Focus- In today's world, there are SOOO many distractions.

  - The interior of the house looks nice, but in the first couple shots the grass on the hill doesn't look so great-- distracting to the eye.   

Life can pull us in so many directions and I realize that this is just a distraction from achieving the next goal!
