Hi Zachary,The constraint you are talking about may be due to seasoning requirements that some lenders/programs have.

Bigger Pockets is a great place to learn and connect with fellow investors.If you’re looking to invest long distance, I definitely recommend building your core-4 team.

You need to drive short distance on private street and then up ~150’ driveway.  

It's a question of borrower experience, pedigree, time constraints, and priorities.  

Coastal CA (Bay Area, LA, San Diego) has land constraints and it's very difficult to build new and continues to have high demand, despite the 300,000+ people who have left CA.

Add long distance to the equation and it just seems even more risky. 

For me personally, I consider it a B neighborhood because it's walking distance to so many amenities, and I felt mostly safe raising my family there, but not everyone is comfortable living in a developing area.Last year (2024), we moved out of the home and converted it into a rental.

Other comps are starting to come up in price but again, as they remodel, have better views, beach distance.
