Are you desperate for cash flow?

There are 0 seasoning outfits around, like I said you pay for it in the loan product cause if you need 0 months seasoning then you may be desperate, desperate people will take not so great terms.If you're looking to close in cash and then have the refinance close the next day you are dreaming? 

Depending on the desperation of the seller, the terms of the financing may change. 

I think the problem is that these big companies have trained up legions of desperate agents to think there is actually a standard commission rate and have failed to teach them that real estate exists outside of their myopic little bullpens.

Desperate people will eat it up though thinking it will help.

But usually wholesalers are preying on the desperate - the ones who had a loved one die and can no longer afford the house, or can no longer take care of the house, or who are behind on their mortgage and are about to go into foreclosure, etc.
