In tight inventory markets like Boston, I encourage clients to clearly define their purchasing criteria, start looking, and then be patient.Some of the best deals I have seen or experienced personally happened during unusual circumstances.

The things that you can do, include being properly capitalized, not be greedy, (in whichever way that may be defined in the county you are buying), know solicitation laws, know Dodd-Frank, the Consumer Protection Act, the S.A.F.E.

I'm guessing that if I manage to be successful (haha, and there are lots of ways to define success) then I can branch out into other things such as teaching others who are in a similar position how to get started in something where the odds are stacked heavily against them.

Whatever you buy you likely won’t keep it down the line as you better define your investment strategy, so my advice is to pick an asset that’s going to teach you the most in the quickest amount of time.

Your assumption that gained equity defines a performing property is wrong. 

Selling that first property was a defining moment in my real estate investment journey.

It can happen financial freedom but its a long game and its a business like any other you need Know how but more important to know how you need the three CsCapital  Capacity and Character  and maybe a 4th one Credit. it all have to be there to really get going.

My point is define Relatively what circumstances are you inferring?  

Do you have the Capacity/Ability to close, do you have the Character/Credit to close (including relevant experience), and do you have the liquidity to properly provide enough collateral (are you injecting enough into the deal).
