There will always be demand in the market (it's not like some covid markets that could disappear as vacation destinations almost entirely over the next decade), and the regulation risk is as near to zero as you can get in this industry so long as you buy in the approved tourist zones (again, compared to some smaller/less mature markets where they could outlaw STRs tomorrow).For short period cash flow there are better options.

im in Orange County CA and there is a huge market here for room by room rentals here. i've been doing this for quite some time (over a decade now), and it certainly has its pro's and cons. my advice if you go about this is make sure you do proper vetting before moving someone in... not only for financials/ credit-worthiness, but also for temperament and expectations in a co-living space. we ask a lot of questions like "how do you handle conflict?"

I think so many of these responses are based on made up hypothetical’s and not real life, I don’t think the vast majority of people are out to marry someone only for money & I certainly don’t think you want to get married assuming divorce but in the real world life is long people can be married for decades and something can change people can grow apart, you can even have a contentious divorce where getting the money becomes as much about hurting the other person as getting the money itself, I don’t think there should be any shame in making that even in a good marriage that if you grow apart you don’t put yourself in financial jeopardy.
