Did they also do utilities and roads, or was that left for builder? 

So I figure, if it makes $400 more per month, I'm looking at 4 year payback on the renovations with the risk of some other repairs down the road, such as furnace.

If you're going to install it from under the house, get some line wire and make sure it doesn't fall out down the road....
