I'm renovating 2 kitchens in a duplex and trying to decide what is the best countertop material.

Countertops: I see a lot of people going back and forth between granite and quartz.

Don't think just because you're putting in nicer countertops and cabinets that renters or buyers will be willing to pay for that.  

For example, I often put in quartz countertops in the kitchen when properties at a similar price point do not have them.

What would the market rent be if you painted, and installed new floors and countertops?

For example: Ceramic Tile throughout the entire home, 2 inch Quartz countertops in kitchen and baths, 2 toned real wood cabinets just to name a few. 

It needed a new roof, new septic tank, water heater, well pump, hardwood floor refinishing, light reno in kitchen (paint cabinets, replace countertops, 1 new appliance), full bathroom renovation on 2 bathrooms cleaning up wood rot on siding, painting exterior.

Marble countertops, tile floor, touch screen bathroom mirror, etc etc. 

A new cooktop/oven range and slide-in refrigerator is part of this project, as are replacing laminate countertops and installing a new sink and faucet.

If you move the range, you'd be replacing the countertop and also installing real drawers, which is a big project.
