Have you tried contacting a local community bank? 

So I'm doing the preliminary work in the meantime--contacting the city to see what they would like, reaching out to the residents in the neighborhood, etc That's great that you are doing your research beforehand. 

I will avoid sharing names, some of them contacted me here on BP, so they know who they are.

You can usually request this from a title company or look into public records in your county’s clerk or recorder’s office.If you’re not sure how to navigate this, contacting the auction house or a real estate attorney familiar with foreclosure auctions can help ensure there aren’t surprises.

And IMHO, the prices are dropping big time (on avg. 10K/month...houses that were above 300K a year ago are not selling at 250K now) and the available rentals saturation is worse than I seen during summer season (with rents dropping from 1$-1.08/sqft to 0.8$/sqft and very little contacts and applications...just go in Zillow and look how many rentals are on the market now in Kyle, New Braunfels or Converse). 

I have a contact in the city dept of Kyle.

However, they have a direct contact in the department who can come out sooner once the secondary cleanout starts backing up again.Would appreciate any advice or insight from those who have dealt with a similar situation!
