IMO those problems are much larger in proportion to the size of community.

Job is clearing, grubbing, grading, and compaction 60,000 sf, move 450 cubic yard dirt, compaction 35,000 sf.

When I leverage a property 100% the rental income obviously must be based on the true property value not on zero.Expenses are generally in proportion to the value of a home and impact your bottom line directly.

Not sure what proportion of rent $400 equates to, but in California, you can legally increase rent by as much as 10% with just a 30 day notice.

They have put quite a bit of rehab into it and our out of funds,  They are asking for a 50-100K 6 month loan and are offering generous interest.Myself and two other personal investors want to commingle our funds for the loan and share in the interest on a proportional basis.

One thing I see often is that I’m sometimes 30 minutes invested into a tenant before I discover that the rent is grossly out of proportion for their income.  

Direct expenses can be deducted in full (such as advertising and tenant screening), while indirect expenses have to be split proportionally between personal and business use (such as utilities, insurance, etc.). 

Now I've "recovered" that liquidity and now that my proportions of principal and interest (PI) every month is much more in my favor than the bank's favor, it's just like having saved up all this time to go out there and buy another property.
