Hey Jordan - if you're looking for some levered longer term holds, our clients are having success with the Padsplit model in the Atlanta metro which is commanding 2x-3x gross rents what a standard long term rental would bring in.

Single family and condo's will command a much higher price per sq ft than a multifamily house.  

The more unique and special, the more you can command per night and not get sucked into pricing wars.

. -$10K renovation still seems light even if it's DIY, at least to the extent where it will make a significant difference in the appeal of your listing photos and command a higher ADR.

The main GPs do have similar assets in the area and most of them live in the city where the asset is. 50% of the units had been renovated already and are renting for market rent and half needs to be renovated to command for the going rate.

Use the home improvement money I have set aside (~$12,00) to either 1) redo the bathrooms/kitchen to hopefully command higher rent or 2) perform preventative maintenance and lower my maintenance budget per month.

Having just 1 or a few will be hard to command accountability from already stretched vendors.I am not sure what your current lifestyle/professional demands are but this is a 24 hour job.
