I am super relaxed with 2 small children.  

Get really nice neighborhoods, and rent to family’s and mothers, that would love to get their children out of those types of environments.

Even if you don’t have children and market to those who don’t have children, good schools are a selling point. 

I'm not just talking about them notarized wich we already did 2x but filling out the " Statement of fact" paper wich wants your drivers license your ,sdn all address for last ten years all spouses and children's info your employment history and a narrative about why you don't want the property plus your notary and thumb print.

We have two children under the age of 2 and very little Equity to tie up in a deal.

To your point about experience with renters, it has been pretty low key (children's birthday parties, women's retreats, families getting away for a weekend, etc).

Open to how you screen and prevent problem children! 

Again a real reduction of taxes.My favorite of all time though is my client who did a 1031 of a farm and bought investment properties in each of the three cities where their children lived (tax deferral). 

With the Wright-Patterson Air Force Base, Dayton Children’s Hospital, and a bunch of universities, there’s a steady demand for rentals.Each city has its perks, so it really depends on whether you're after appreciation or cash flow.
