Can I tell you how many times in my last flip where I got the wrong faucet, paint, mortar, tile, (the list goes on...)

It's easiest to have the tile company do this at your initial closing, but you can do it yourself.

I had never been to any auctions and never bought any real estate, yet prevailed at the auction, buying a 17 year old brick 3 bedroom house with hardwood floors, ceramic baths, and a brand new roof. 

Should I replace tiles with the luxury vinyl to look nicer (extra $1k to remove the tiles for such a small area, and vinyl would not be durable) or leave the tiles?

I’m very skilled at flooring and tile from my construction work I did in high school.  

In Texas HVAC/Heaters are one system $700 for a bathroom re-pipeI began recently upgrading my 1980s bathrooms with New Tub, New Bath/Shower faucets, and NICE, NEW tile from tub to ceiling......Cost labor and materials, $1700 per bathroom.$12K turn on large home, included new high quality carpet and full repaintHere lies the major deviation: Property type matters.....I have NO LARGE HOMES, I install NO CARPET.  

.$70K purchase, only needs about $10K in paint, molding, tile...simple stuff.

If it is a rental property, basic subway tile is perfect and rarely goes out of style.

How are flippers purchasing items such as Tile, LVP, Windows, Doors and so on at an extreme discount?
