They are stating that because the address I want to list on Airbnb is not my primary residence, I only qualify for a non-primary residence STR permit, which restricts rentals to a maximum of 90 days per calendar year.Has anyone else encountered this issue before?

In my state, Virginia, full calendar-month notice is required with month-to-month, meaning full June rent is due June 1 unless notice was received by April 30, so there would be no rent credit due for any day in June with a May 12 notice.

Now I finally did it, I gave 2 months notice to the property manager and set up my listing in Airbnb & Homeaway and opened up the calendar for November & December.

I've been looking into switching PMSs also, but I'd really prefer not to.It was recommended in a Facebook group to do this setting, but since my default min stay is 2 days I fail to see how this is any different.What seems like it should work would be a setting like this, where the min stay just before an unavailable day would be bigger than that amount of days.But this setting doesn't seem to make any difference on my calendar that I can see.

Hello Saulo, I have two STRs and the main things my cleaners do - Reliability - they live close to where I operate so that's always a plus Availability - I do constantly update the calendar so they know well in advance of turnoversPictures - they always send pictures after they're done in the event we have a discrepancy with a guest (it will happen)Additionals - if I ran out of something, they will get it an add it to the invoice.
