We're considering knocking down the carport and/or putting in another ADU, ideally a 2/1, to bring our comps to 6/3.Has anyone investigated or done this recently, and have advice on the subject?

He is looking at a group of investors like myself to bring 25% of the project value and then procure a bank loan for the remaining 75%.

We always want to help if people let us.

People just make sure they have all that they need when they head out.

Reason why is if you go to sell it, people are not going to comp it based on 40 year loan.

Process is simple. 1. purchase contract2. send contract to title company3. bring cash to closing and you're done

Clearly there is a sizeable amount of people consuming content about this stuff.Furthermore, there are literally millions of entry level rental properties in the Midwest.

When we found this deal the community had around 45 homes in it, now we are close to 60 total homes and looking to bring that number up to around 80.
