It wouldn't be the best for MTR since traveling RNs or corporate people wouldn't drive all the way up there (it's on the border of farm land until farmers sell off land to developers building SFH or MFH) - it's not near downtown Indianapolis.

You can buy a property just about anywhere along the Grand Strand and there will be several bars and restaurants that you can get to by golf cart.I have clients from California who just bought in Garden City Beach, on the border of Surfside Beach. 

I am from Newburyport which seems like it might be close to where you're at if you're near the NH border.

However, I talked to my realtor who got started in real estate via room rentals and he shared that as a 'border income' situation you actually have more rights than a traditional landlord.

A few suggestions:Get a Job, Borrow from Parents/relatives, Get a partner for the deal, or (trigger warning: not PC)  renounce US citizenship, cross the border illegally, and get all the government money you need.  

Now - and I'm not going to get too political but simply state facts - we have an open border and LOTS of people have come in.
