Im going to the City tomorrow to figure out impact fees and the process behind permitting for utilities on a couple of lots I'm looking at - should be a good experience.I know I'll have a bunch of questions but I'll take the time to do my research and due diligence first before I bombard you with them.

Feel the urgency you're going to feel in 6 months now and get the peddle to the metal. 10x your effort and find an Agent friend that can put in mass offers on your behalf but don't bombard them.

Honestly, I am just getting started in my own investing, but I am proposing this idea for selfish reasons—I would love to belong to such a group down the road (I fully recognize that I wouldn’t meet any entrance requirements for a while).Really, the BP forums already exist for information sharing and learning from each other, but the forums are populated with a large number of casual pedestrians, and with popularity soaring, the forums are getting bombarded with a number of questions which some of the more advanced members may find a bit elementary (and possibly drive away these experienced investors).

Many letters do not even get opened because the sellers get bombarded with them.Postcards do not have to be opened and I disagree with those that say you can not get enough content on a postcard.
