The area and crime statistics can be offset by your tolerance to problems. 

I learned so much about business, statistics, economics, that I could work in pretty much any field.

I have learned to completely disregard articles like this and just constantly be checking my own statistics for my property and watch for trends.

I have not seen any statistics showing that sellers have been successful in negotiating down commissions other than in one-off scenarios.
