Always be conservative and try to aim for the lower rents to do your analysis. 

I currently own a duplex in Philadelphia that is worth $285k conservatively.

So something that looks great to one will look terrible to another and vice versa.As a conservative investor, I personally would never touch class C.

Ensure the STR’s projected income comfortably covers new debt, even with conservative occupancy rates, and maintain reserves for market changes or vacancies.

We back into the "strike price", meaning the maximum price we're willing to pay for a property, by starting with a conservative ARV and then backing off our required profit, the rehab cost, the time value of money (carrying costs and interest), and a contingency reserve for unexpected expenses.

Politically it is very diverse as well with some areas being very conservative like Bakersfield, Redding, Newport Beach, San Clemente, Yorba Linda even San Diego has a lot of conservatives with all the military bases there from what I understand, and other areas are obviously very liberal. 

Be conservative on budget and time.

I'm a very conservative investor and may look through a hundred deals a month, and at the end of the year only invest in 4-5.

I fear i may be a bit aggressive on my allocation (i fear i am more likely low than high, i like my underwriting to be conservative).  

But I started off really conservative because I lost a bundle of money on my first go-round.
