I am asking because that is a science and often inhabited by regulars who know how to bid you up on the duds if you haven't done it.One tip I would give you before you go into Indiana would be to really take a hard look at your 7 units and 10 doors and see if there are any underperformers in the bunch.

If you're planning to raise rents over time - would be good to get a bid from a contractor to figure what it would cost to fully redo one of the units so you have a template of what it could cost to redo all of them.

.- You could also try selling to another naive investor, but you don't have the infrastructure to do so easily. 2) You'll need to evict the tenant if you haven't already.3) Have 2-3 agents tour the property and take videos of their recommendations of repairs.4) Review all of these to create consensus Scope Of Work (SOW). 5) Get 2-4 bids on the SOW6) Review bids to determine cost effectiveness of what to actually do.
