.: Yes this is referring to net DOMESTIC migration which means to/from other states over the past 20 years, but there is also immigration from other countries which has lead to overall population growth from 1850-2019, with 2020-2022 being the only time period the population declined (lots of people fled the big crowded cities when they were all of a sudden able to work remotely and the amenities those cities offered were shut down anyway). 2023 saw an uptick in overall population again, albeit a small one, about 75,000 more people overall than 2022 factoring in both migration out and immigration in.

My projected Occupancy rate during this high season July - September is around 81%- 93% this is more on the conservative side mainly because everyone near me are super hosts but the houses that have exactly same amenities, architecture and so on do on average a 95%-97% occupancy rate but they are super hosts have airbnb plus and so on so it'll take me some time to get there but I'll catch up soon.
