It was all risk capital on my part all up front since i would only get paid for success.. these were 200k duplex's at the time and I charged 30k EACH flat fee..

Then a nice flat lot.  

I'm in the camp (tax-wise) that there should be a Flat tax or better yet, National Sales tax with no deductions for anybody or anything......so obviously the concept of depreciation would go away also.

Another option is to hire independent inspectors or even handymen whom you can pay a flat fee for every time they inspect your house.

Btw, my understanding is that LLCs with only spouses as members don’t give you protection, so maybe you just avoid LLCs altogether, hold title under trusts for anonymity and just bulk up your personal umbrella.

This is the only argument floated by the pro-HELOC-as-mortgage folks that isn't flat out wrong. 

The only way that makes sense is if they charge a flat monthly fee but nothing for finding a renter. 

That's the only thing that would change for me if I found out this information about a rental unless you want to change strategies altogether and flip it.

Some have higher flat fees.
