I understand your point but but strong language like that, combined with the overexaggerate of the news and their storms of the century that actually never happened put out a little bit of a unnecessary fear out there , I get it tho , there’s some truth and practicality to it , I must admit the high insurance costs and hurricanes have caused me to rethink the investment location, but I’m not gonna tuck tail and run in fear quite yet because who really knows if this is the new normal, and even if it is people live and invest in Florida coasts  because it’s Paradise for most of the year and they love it and accept the risk . 

We sold that deal a couple years later for nearly double what we paid, and the LP that backed out later admitted to me that they regret not doing that deal.An institutional LP can also exercise their control rights to force a sale at a time that may be inopportune for the operator's equity. 

I think were in the a soft landing but people don't want to admit it.

It's not typical the appraiser will admit they are wrong and bring it up.

What happens is that new investors come in looking for someone who knows something, investors who know something, investors who invest themselves...but sometimes what they get is alleged investor-friendly agents who don't invest and don't work with investors much, but know other agents who do.
