I recommend a few things:  define what you want to achieve and why investing in the US is the vehicle to achieving that ROI.

However if I do a BRRRR I can achieve infinite return by extracting all of my investment.

Without the high leverage you reduce the top source of return in CA RE which is achieve via the appreciation on a high leverage property.

Managing the property yourself can save money, teach you the ropes, and give you firsthand experience dealing with tenants and operations.
