I've been living in my current house hack for ~1.5, and I placed my tenants in September 2023 (lease is up at the end of August).

Then wherever the water is getting discharged off of the roof, that what water is getting at least 4-5 foot away from the structure before it is left to drain with gravity away from the property. 

My son is looking to move to San Diego with the Navy as an E5. 

And its distressing to see that company melt down like it is and most likely get broken up like what is starting to happen..

What made you interested in investing in this type of deal?

Keep the current investment and buy another house hack to live in.

We learned a lot from this project.Looking back, if I knew then what I know now, I would have handled it differently.

You could also consider house hacking locally.  

Have been talking about getting into real estate investing for the last 2-3 years and finally pulled the trigger on a 3 unit house hack in Soulard that will be closing later this month and will be self-managing the property.I'm trying to network a bit with other investors, build a solid team of contractors / handymen, and set my systems up in way to scale, but also so my tenants have a good experience.
