I've gone from renovating Victorian homes (love the drama of the contrast within those homes), over wholesaling vacant lots to builders (loved the hunt of the owner, who was usually deceased and had to find other relatives), buying assemblages in a low income neighborhood and creating an artist community (I love dealing with my tenants and knowing that I have much better tenants than the rest of the landlords in the neighborhood) and various other niches.

@Allyssa, we are looking at areas north of OSU campus, but also Victorian Village area.

(Seriously, there was an amazing victorian that went for ~30k.) 

That said, here are what I consider the best Denver neighborhoods to stay:HighlandsOld victorian homes in a quiet safe neighborhood with 32nd street shops and bars/restaurants nearby and close to LoHi and downtown night lifeLoHiJust over the bridge from downtown.

It's a 2,200 SF Folk Victorian turn of the century house.

Downtown has some truly historical buildings that are crumbling by the day, we have some gorgeous Victorian homes moldering in neglect and we have whole neighborhoods going into disrepair.

We have an old Victorian duplex with a rubble foundation and a rather odd sill configuration (2 4x6 sill plates (the rubble wall is 14" thick).
