@Derrick Roland II it would help if we knew how much you were pre-approved for and if FHA or conforming?

My borrower is refinancing the loan to hold the property (BRRRR) and I'm wondering if the new lender will have any concerns with this policy. 

I felt like I was just creating more work for myself.

With this one I would a paragraph that states " in case of any unforeseen circumstances due to the plumbing, we ask that you not flush wipes or pour grease down the drains "  that way you have stated that in the rules part of the listing.  

This is correct.

So, tell a story of how you (or a fellow wholesaler) helped a seller out with their challenge(s).

Also - there are some other ways to gather funds to purchase more properties.

It may be more worthwhile to find someone who has reasonable fees for their service as my two cents.I hope this helps in some way! 

As a tax pro this is a weird take to me.
