What Bill says about putting the note into the 1031 exchange and then swapping it for cash during the exchange period will let you enjoy complete deferral of the tax in the 1031 exchange. 

Remember, Mortgages get sold to someone, and while it's a long custody chain with many "horse-swapping" in the mix, at end of day is the investor who is deciding where to plop down another few dozen million.

Each time on the first two I have bought in my name, renovated one side while living in the other, swapped sides renovating while living in the other, then rented out both sides when moving on to the next project.

If you were both two members in an LLC, which is very common, and you wanted to go separate ways, which is also common, then you would probably want to go through a "drop and swap" process.  

Since the damage was limited to one drawer, but it necessitates the purchase of entire vanity (even though I just swap out a drawer). 

. $10/Amp is a fair price around here for a basic panel swap (~$2k for a new 200A panel, you might be able to get by with 150A depending on your loads).

I would want an eligibility swap.
