Not to be a deal spoiler, but if the property goes to tax sale the owner of record will get all the excess proceeds (assuming the mortgage is really paid off and there are not other liens).

I have found here on BP, there are a lot of deal spoilers trashing new investors deals when they float them on here.

(Spoiler: It's speculation, not investment). 

HOWEVER "spoiler alert" you will have a major issue IF you do not finish paying yourself back e.g. transferring jobs or strike it rich in real estate and quit main job... so just be understanding forward thinking gl:)
