You are familiar with SFH market, but you can redeploy your capital into retail, multis, office space, even royalties and water rights. 

You could have gone to a model house and snapped some pictures or paid a royalty to use someone else's picture that you like.At best the camera, social media, and associated costs are deductible.Capitalize the improvements into the basis of the building. 

Something I heard on one of the podcasts: treat your tenants like royalty. 

This does not apply to passive income such as interest, dividends, royalties, rents from real property or the sale of an asset held passively over time. 

Be it real estate, royalties, tax liens, private lending, litigation financing, animals, fish, etc as long as you know and understand the risks and how to mitigate them.

Passive income such as interest, rents, dividends, royalties or the sale of an asset held over time to produce such passive income are not taxable. 

They do not typically pay labor or own the restaurants just take an ongoing  royalty of gross sales and a franchise fee upfront.
